If you’ve been to 7757 Eads Ave or Flor De La Jolla, as it’s called, you know it has some great qualities which many buyers are looking for. It is in the most vibrate part of La Jolla, The Village. The streets are filled with award-winning restaurants, excellent boutique shopping, and amazing oceanfront walks with expansive views of the Pacific. 

To top it all off, if you live in the Village, it is all easily walkable given the mostly flat topography of the community.


That’s great for investing in the neighborhood but doesn’t guarantee you results when selling your property. As an agent who has sold a property in for decades, I know that the amenities of the neighborhood are what get buyers interested in your home. However, it is the condition and features of the home that sell it!

When we first spoke with our clients at 7757 Eads Ave #A2, their biggest concerns were; they live out of town and just don’t have the time to fix it up, and they don’t have the resources or connections to have upgrades done while they aren’t around. So what did we do? Simple. We solved those concerns by bringing in our team of contractors and designers and managed the entire project from start to finish ourselves. All while staying in communication with the homeowners on items started and items completed. See photos below!

Our first goal when touring the property at 7757 Eads Ave, was to create a checklist of items. Furniture to be removed, furniture to stay, rooms to be left alone, items to be upgraded, and items to be completely remodeled. Our all-star designer is able to pair colors and tones that already exist in the property with potential new upgrades such as flooring, cabinets, fixtures, and paint. In the long run, this cuts down on costs. Take a look at the small yet powerful changes we did to each portion of the property and the results!

Entry Way

The entryway or foyer is one of the first things your buyer is going to see. With first impressions having lasting affects, this is an area you do not want to disregard. The before shot shows that while there was some thought put into filling the space, it was somewhat cluttered yet empty at the same time. The chord showing behind the table, the off-centered painting, and the plant/lamp somewhat covering it.

So we removed those items, brought in a beautiful glass wine fridge (who doesn’t like to be greeted with alcohol?), a singular shelf piece, and a bold colored painting. All of the things attract the eye, center the area, and fill the inset in the wall. We also made sure the new flooring was parallel to your walk path as another means of drawing you into the home.

Living Room

The living room had been positioned with the furniture to look back towards the kitchen and dining room. This would give any buyer a confusing thought as the couches would be facing you as you entered the room. The carpet and walls also needed a fresh look as well as the furniture being somewhat outdated.

We carried the new flooring throughout the hallways and into the living room, brought in new furniture, and positioned the room to look towards the north wall. We also installed a flat screen to center the living room. Now the living room had some separation from the dining room. Fresh paint throughout was also adding to give it a clean new feel.

The Kitchen

Kitchen upgrades can get expensive. Fortunately, we were able to work with the cabinets and counter the property already had. You can see the cabinets look dated with the worn-down natural wood look. The appliances were a little old but in good condition and the tile flooring needed upgrading.

Once again we continued the new flooring through the kitchen. Now the property has a continuous look as you are walking through it and creates a larger feel to the home. Not to mention, the luxury vinyl plank is extremely durable and almost waterproof. All the cabinets needed was a simple fresh coat of paint and new hardware to give everything a much more contemporary look.

The Master Bath

The property had a nicely designed master bath with dual vanity sinks and plenty of room, it just fell into the same problems as the kitchen. Dated cabinets, a bit of a worn counter, and also some improper lighting.

We used the same paint and hardware that we upgraded the kitchen with in order to keep similar tones throughout the home. We changed out the fixture above the sink and installed bright white bulbs. Having a well-lit bathroom gives the room a larger feel. We also added the same flooring used in the hallways, kitchen, and living room.

Combining these property upgrades with our marketing team and negotiating skills, we set a new record for price in the Flor De La Jolla complex.
